Waterford Business District Earns LEED Gold Certification for Five Buildings | United States | Cushman & Wakefield

MIAMI, August 19, 2024 – Waterford Business District, a seven-building,1.6 million-square-foot office park owned by a joint venture between Nuveen Real Estate and PIMCO Prime Real Estate, acting on behalf of several Allianz insurance companies, has earned LEED Gold Certification for five buildings. Buildings 701, 703, 5200, 5201 and 5301 were given the prestigious rating from the U.S. Green Building Council for their indoor and outdoor sustainability efforts.

Waterford Business District is committed to sustainability, with a goal of achieving net zero carbon emissions by 2040 through operational changes, automation, retrofits, and an investment in renewable energy.

Cushman & Wakefield’s Marj Bains, Barbara Morat and Janet Camji oversee property management efforts for Waterford Business District and played an instrumental role in securing the certification for the buildings. Blanca Commercial Real Estate’s Juan Ruiz, Andres del Corral, Jessy Aguila, Jack Davidson and Tere Blanca exclusively oversee office leasing efforts for the park.

The features implemented in these buildings demonstrate our commitment to lower carbon emissions, reduce operating costs, and conserve resources while promoting sustainable practices and human health,” said Charles Russo, Senior Director & Asset Management Lead for the East Region. “The low VOC and low-emitting finishes that we utilized, in addition to the low-flow faucets and fixtures, contributed to over 35 percent water savings, which is projected to conserve nearly 43,000 gallons of water per year. We believe that these certifications are a fundamental driving force in transforming the way we build, design, and operate our buildings, and we are proud to contribute to the growth of the green building movement.”

This achievement marks another significant milestone for Waterford Business District ─ the seven-building office park officially becoming LEED Gold Certified across all its properties. Buildings 5200, 5201 and 5301 were awarded the rating in July 2024 and 701 and 703 were awarded in April 2023. Buildings 800 and 1000 are newer properties and were already certified as part of their design.

LEED, also known as Leadership in Energy and Environmental Design, is a global green building rating system spearheaded by the U.S. Green Building Council that is the most widely used and offers a framework for healthy, highly efficient, and cost-saving green buildings, which offer environmental, social and governance benefits. All building types and phases are considered.

Waterford Business District provides office tenants a variety of space options to meet their needs with floor plates ranging from 1,000 to 140,000 square feet and a central location that is minutes away from the Miami International Airport as well as several of South Florida’s major highways. A unique build-to-suit opportunity is also currently available on 30 acres of land that can accommodate up to 850,000 square feet of additional office space, 800 multifamily units, 30,000 square feet of retail, a 10,000-square-foot health club and 962 hotel rooms.
